Property Description

Spring Mountain Ranch is a spectacular 312+/- acres on the turquoise Llano River between Mason and Fredericksburg offering prime river frontage, scenic beauty, and a classic homestead compound. Excellent soils, abundant irrigation water, and interesting history add to the allure, with lots of grass, wildlife, and one of the sweetest holes on the Llano River just out your back door. The land is semi-rough to smooth, with no major peaks or inaccessible areas, and the rangeland is primarily oak/mesquite country which falls from a hillside at 1,560-feet in the NE corner to a low of 1,280-feet at the river's exit point. The overall appearance is refined and sculpted, with an abundance of strong sandy loam and clay loam soils from end to end, and 8 fields dot the attractive landscape. The gently rolling terrain offers multiple additional homesites, and numerous locations with stunning distant views of the hills and upstream river cliffs. Included in this offering is a nice, remodeled "treehouse-style" 3 bedroom, 3.5 bath main house of about 2,300+/- sf overlooking a private, landscaped spring creek on one side, and the Llano River on the other. A nearby guest house also opens up to a Llano River view, and comprises 3 bedrooms and 3 baths, while an additional separate compound includes 2 bedrooms and 2 baths stone/stucco foreman's house and separate useful outbuildings. Other outbuildings include a carport with storage, a small horse barn and chicken coop. Much of the ranch is high fenced and high cross fenced, and ranch roads are improved and in good condition. This area is flush with Axis deer, as well as whitetail, turkey, antelope and varmints. Fishing in the river is excellent, and fishing in the side creek can be exciting as well. The ranch fronts on the Llano River for about 2,025', much of which is flood-free bluff except for where the unnamed spring creek enters the river falling off a rock shelf into the water below. The river here is quiet and serene, with shallow to deep, slowly moving water, visible to the rock bottom. The creek is spectacularly landscaped, with multiple dams and rock pathways and borders, all shaded by monster, age-old oaks. An offsite spring and artesian well feed this creek, and an artesian well on-site supplements it. Other water is supplied by 3 high-volume irrigation wells, each yielding 110+/- to 350+/- GPM. There have been water rights and permits associated with this site in the past, and the owner will convey all owned rights.
